Flood Hazard Zone
The potential for flooding raises many questions. FEMA maintains flood hazard maps which show where flood models and flood history indicate are at danger of flooding. Three zones are commonly seen - flood ways, 100 year flood zones and 500 year flood zones. The flood maps here are created randomly in eastern Buncombe County and they show different perspectives of similar areas. Note the aerial/flood zone overlays - the blue is flood way - the most restricted and most in danger of flooding - these areas become the river with water flosing at velocity. Nothing should be build in the flood way.

Zoning

Zoning affects all property in Buncombe County and in most surrounding counties. 

The ‘Zoning Overlay’ affects many of the properties we handle. The zoning overlay areas designate two distinct kinds of land for special development guidelines. The two areas are ‘Steep Slope, High Elevation’ which are noted in green in the slides to the left. The other areas, shown in yellow, are Protected Ridgelines, .
